- Regulation Check Organise for you, or work with you to ensure the property has all the required certificates e.g. Gas Safety, EPC, HMO and Electrical Safety
- Accompanied Viewings both during and out of office hours
- Tenant Referencing Credit Checks of Tenants and Guarantors when required
- Prepare a Assured Shorthold Tenancy Agreement and Deed of Guarantee when required
- Collect Deposit & 1st Month’s Rent Fees deducted from 1st month’s rent
- Register Deposit with Protection Service in accordance with current Government guidelines
- Create & Provide Inventory with colour photographs and detailed descriptions which will be signed by Tenant and a staff member *Extra Cost please see below
During
- Check In Inspection with the tenants present
- Notify Utilities & Council of change of tenancy
- Property Inspections which are carried out periodically
- 24hr Emergency Contact
- Manage Maintenance informing you of any major required works (In house maintenance team)
- Weekly Fire Alarm Testing on HMO Properties *Extra Cost see below
- Ensure Certificates are kept up to date
- Collecting Rent
- Monthly rental Statement with BACS transfer of funds
- Request of Intent a letter will be sent prior to the end of the tenancy to ensure we market in a timely manner if required
- Serve Eviction Notices, Apply & Attend Court when necessary
After
- Check Out Inspection ideally with the presence of the tenant
- Manage any Deposit Disputes which may occur at the end of the tenancy
